If no standard carriers will insure your property; home or business, the CA Fair Plan will. A CA Fair Plan policy is a unique insurance policy and requires that you understand exactly what it covers, and what is doesn't. An insurance agent not experienced in this area, can easily insure you improperly or with not enough coverage, leaving you in a precarious position when you have a loss.
Alot of people have heard a lot of negative info about having a policy with the CA Fair Plan, but I, speaking from experience have had 3 clients lose homes (Valley Fire 2015 and Tubbs Fire 2017) and all of them were very happy with both the service and the payout of their plans with the CA Fair Plan. The main issue with the CA Fair Plan is the premiums.
When you are non-renewed by your carrier, there is usually a reason. Your house may have adequate defensible space and being in what seems like a low fire zone, but insurance companies are no longer looking at individual homes for coverage availability, they are now looking at a map and drawing boundary lines for areas that have either been prone to fires or may be ripe for a fire in the future. This could be a whole section of the city and could include homes that would only burn if half of the city would burn first.
It is not personal, although very personal to you, when an insurance company includes your property in an area where they are no longer extending coverage. When a homeowner who has been with a carrier for decades and has never had a claim receives and non-renewal notice, it is a very upsetting situation.
At the time it may seem like a hopeless situation, but there will always be an option to insure every property in CA. This assumes that the property is well maintained and does not have a lot of underwriting concerns other than fire related risks. This would include abandoned vehicles, appliances or furniture. Piles of debris and potential other hazards that could cause a fire risk or injury to a person who could enter the property would also be a concern.
